Budget
Condo fees, a special assessment and details from the Reserve Fund study will all be discussed at the next annual general meeting. Financials weresent to all owners at the end of August and any questions can be addressed via email to the property manager.
REMINDERS
Parking Restrictions: As a reminder, please DO NOT park anywhere other than your assigned driveway. We have narrow streets and so, parking in any other area within the complex poses a safety concern in the event that emergency vehicles need to access any of the condos. If you require additional parking for yourselves or guests, there is plenty of street parking available on both Poplin St. and Brian Good Ave.
Garbage Disposal: In the event that you have large items that need disposal (ex. A mattress or furniture), please do not leave the item in the garbage room as it will not be collected. Instead, please contact the property manager who will arrange with the city of Ottawa for the item to be collected on the curb (at the corner of Poplin St. by the fence) where it can be accessed by the collection vehicle.
Pet Rules: We live in a complex with lots of beautiful dogs and with them comes some not so beautiful surprises left on our lawns. Please pick up after your pups!
Noise Disturbances: As a reminder, excessive noise made after 11PMis inconsiderate to your neighbors and leaves you open to a noise complaint fine (starting at $400) by the City of Ottawa By-Law. If you experience issues related to this topic please contact the condo board as a first step and we will attempt to mitigate the issue.
Condo owners living on the upper levels may not realize that due to insufficient insulation of the pipes, any water usage (laundry, shower, dishwasher etc.) can be heard in the lower level condos. For this reason, we ask that you be considerate of any excessive late night water usage.
Other: Call for gardening committee members!!! Rather than paying a company, we are looking for capable hands to help with some of the on-site gardening. If interested, please contact the condo board!
Also, feel free to remove any remaining “private residence” signs from your property.

For urgent matters such as fire, flooding, severe property damage or any life-threatening situation please call the 24h emergency line for immediate response at 613-762-5704. For all common fee account information, accounts receivable can be reached at 613-237-9519. For issues such as noise complaints and other City of Ottawa Bylaw matters, call 3-1-1
